Trinity’s comprehensive Building Consultancy Services are instrumental in successful planning and building control resolutions. trinity are able to advise or assist as either part of a full consultancy service, or as a stand-alone services:

Party Wall
Most Party Wall matters end up with Party Wall Awards being prepared, with schedules of conditions being drawn up and appended to the Awards. trinity’s comprehension and experience of The Party Wall Act 1996, can make this process relatively painless and straightforward. We are happy to accept appointments from either the Building Owner or the Adjoining Owner and in certain cases we can also act for both owners jointly.

Dilapidations Schedule and Assessment
Working in your best interests, trinity will assess your liability for dilapidations and prepare a schedule of dilapidations for your use in related negotiations.

Building Survey
A Building Survey is a comprehensive survey - our Surveyors undertake a thorough site inspection in order to produce a detailed technical report on the state of the property.
Schedule of Condition
Our Schedule of Condition service delivers a current status on the fabric of an existing property.

Condition Survey
The Condition survey report focuses on the investment performance of the portfolio. This provides the investor or prospective investor with a statement of the potential performance of the portfolio as an investment.

Building Re-instatement Cost
Our report provides the client with financial information on the re-instatement cost of the property for use in insurance assessments and balance sheet valuation.
 
Defects Analysis
A Defects Analysts informs of the causes of serious building defects, advises on potential remedies and reports on “snagging” issues for new build properties.

Access Audit
The Access Audit, informs of DDA requirements and potential compliance issues. It’s a Measured Survey that quantifies floor space utilisation for space planning, departmental cost allocation, empty property rate relief, sub-lettings, refurbishment works, other building works or general record-keeping.
